Why multifamily is a great asset class in these uncertain times 

A Chat with a Real Estate ‘Warrior’ 

At a large multifamily real estate conference held in our hometown of Charlotte, Winnie had the chance to sit down with Rod Khlief. 

As an accomplished entrepreneur, Rod has built several successful multi-million dollar businesses.   He is a well-known real estate investor having acquired over 2000 properties, and one of the country’s top real estate trainers, mentoring dozens of others with his ‘Warrior’ program.  He is also host of one of the top podcasts and a best-selling author.

Winnie asked why, despite the current uncertainty, he still loves multifamily real estate as an asset class. 

He likes its stability, and resilience.  He uses the example of the COVID-induced shutdowns, during which some landlords and renters received relief from the government, which was not the case with other commercial real estate asset classes.   

Also, during the 2008 – 2009 global financial crisis, rents for multifamily stayed fairly stable and exceeded pre-crash levels within 3 years.  Its reliability is shown in the fact that it is an asset class that is paid down by others.  This is why 90% of the ultra-wealthy have real estate as a significant portion of their portfolio. 

He believes that with current inflation and rising interest rates that there will be corrections, most profoundly felt in the stock market that will affect most investors’ portfolios.   

This brings us to the next point for those who are looking to get started investing in real estate, but are fearful given the current uncertainty.   He sees some corrections in real estate on the horizon with opportunities for investors to acquire distressed assets at a discount.   Rod stresses that one can make money during all points of the market cycle, as his company has acquired 2 properties this year and is currently placing offers on others. 

In conclusion, he uses the long-held adage:  “Don’t wait to buy real estate.  Buy real estate and wait”
