Here is a portfolio of our holdings. We are either active owners, general partners, managers, and limited partners in a variety of assets in FL, NC, GA and TX, totaling over 1355 units.
In June of 2022, we closed on Creekside Villas, a 202 unit class B apartment community in the desirable Clear Lake neighborhood of Houston. Projected returns for investors are a 7-8% cash on cash with a 2.0-2.2x equity multiple while providing up to 180-200% bonus depreciation for investors.
In September of 2022, we closed on SkyRidge Apartments, a 120 unit class B apartment community in Woodstock, Georgia just outside of Atlanta, the third asset of a multifamily wealth fund also comprising of Tivona Apartments in San Antonio (210 units), and Kings Cove Luxury Apartments in Houston (192 units).
Our multifamily holdings range in size from 2 to 344 units, including a 46-unit development under construction.
We’ve been investing in A-class assets and B and C-class multifamily apartments since 2020, with value-add strategies, forcing appreciation and increasing the quality of the living conditions.
We believe that multifamily provides stable risk-adjustment returns with reliable cash flow and appreciation with tax efficiencies.
We also own and actively manage a portfolio of small multifamily properties in the Tampa Bay area, where we have improved the conditions for our client tenants and improved the neighborhoods where our assets lay.
– One asset involved a complete renovation in which since acquisition in 2020 we increased the after-renovation value by 233%, and immediately increased overall revenues by over 100%
– Another asset, due to its strategic location and with no major capital expenditures, has appreciated by 110% its purchase price and rents have risen by over 33% since its acquisition in 2020.
Our current limited partnership portfolio is 625 units in total in North Carolina, Georgia, and Texas:
– Development and construction project projected to generate a greater than 60% return for a 1.5-year investment
– Recently acquired asset at closing was appraised at over $2 million over purchase price
